Summary Of Duties

Supervises employees in the Maintenance Department. Responsible for the day-to-day operations regarding building safety issues and maintenance of corporate facilities.

Essential Functions Performed

  • Trains and supervises workforce of maintenance personnel in the performance of repair and maintenance activities related to the facility and building services.
  • Evaluates, plans, assigns and oversees required repair and maintenance of the facility and building services, such as light fixtures, electrical wiring, pluming repairs, lock replacements, walls, etc.
  • Coordinates with Building, Fire, Insurance and all Regulatory Bodies and assures compliance with OSHA standards, building codes and all other Federal, State and City regulations.
  • Obtains and evaluates bids from vendors. Oversees the quality and safety of work and timely completion of assigned contracts.
  • Plan and schedule long-range projects.
  • Supervises departmental personnel by providing work assignments, appraising performance, recommending salaries, and administering disciplinary measures if needed.
  • Processes requests for furniture, materials and supplies associated with facilities and safety issues.
  • Prepares facilities maintenance reports for corporate use.
  • Responds to requests for assistance from other departments, attempting to meet the needs described on a timely basis.
  • Creates and tracks work orders for maintenance programs and systems.
  • Performs a variety of related duties to ensure that facilities are maintained and that safety goals are achieved, as required.

Summary Of Minimum Qualifications

  • Education and experience equivalent to a Bachelors Degree in a related field.
  • A minimum of five years of facilities coordination and maintenance experience.
  • Knowledge of maintenance methods and techniques, and the ability to supervise janitorial and security staff.
  • Ability to resolve problems on a timely basis.
  • Ability to work effectively with people at all levels of an organization and function as a team member.
  • Knowledge of safety related issues and principles.
  • Ability to maintain records and prepare reports.
  • Demonstrated computer skills preferably spreadsheets, word processing, database and other applicable software programs. MPII software application experience preferred.
